About the Role

As the HVAC-R Facilities Supervisor, you will take ownership of mechanical services maintenance, HVAC-R systems, and asset management across the precinct, ensuring the safe, compliant, and reliable operation of critical healthcare infrastructure.

Key Responsibilities

• Manage HVAC-R maintenance services in a healthcare environment
• Supervise HVAC-R technicians, maintenance personnel, and specialist subcontractors
• Deliver planned and reactive maintenance programs
• Ensure compliance with Australian Standards, WHS requirements, environmental legislation, and statutory regulations
• Monitor maintenance performance using CMMS system
• Oversee critical mechanical infrastructure including:
• Central Chilled Water Plants
• Cooling Towers and Water Treatment Systems
• Air Handling Units (AHUs)
• Fan Coil Units (FCUs)
• Variable Air Volume (VAV) systems
• Medical and Laboratory Ventilation Systems
• Operating Theatre HVAC Systems
• Isolation Room Pressure Control Systems
• Building Management Systems (BMS)
• Energy Management and Control Systems
• Refrigeration Plant and DX Systems
• Conduct audits, inspections, testing, commissioning, and technical reporting
• Drive asset reliability, energy efficiency, performance optimisation, and continuous improvement initiatives
• Support compliance audits, planned shutdowns, refurbishments, and critical infrastructure projects
• Manage specialist subcontractor performance and specialist service providers

About You

Skills & Experience

• Experience in facilities management, building maintenance, hospital engineering, or critical infrastructure environments
• Proven leadership of maintenance teams and subcontractors
• Strong knowledge of HVAC-R systems, fault finding, controls, and compliance requirements
• Experience with CMMS platforms (QFM, Pronto, SAP or similar)
• Experience with Building Management Systems (Siemens, Schneider, Honeywell, Tridium, or similar)
• Sound understanding of HVAC asset lifecycle management and energy optimisation
• Understanding of WHS, risk management, permit-to-work systems, and safety leadership
• Ability to manage competing priorities within a critical operational environment

Desirable

• QBCC Mechanical Services Licence (Air-conditioning and Refrigeration)
• Current Refrigerant Handling Licence
• Restricted Electrical Licence
• Experience managing large-scale chilled water plants
• Experience with hospital operating theatres, clean rooms, and critical ventilation systems
• Experience in healthcare, hospitals, data centres, laboratories, pharmaceutical manufacturing, or other critical environments
• Dual trade qualifications (Refrigeration / Electrical / Instrumentation)
• Experience with NABERS, Green Star, and energy-performance programs
• Building Management System (BMS) programming and optimisation experience
• Arc Flash, Confined Space, Working at Heights.
